City Issues Request for Qualifications Regarding the Weinbrenner Shoe Company Property

MARSHFIELD, WI — In a move that promises to reshape part of Marshfield’s downtown, the City of Marshfield is actively seeking developers for the adaptive reuse of the historic Weinbrenner Shoe Company factory. This building, which has played a significant role in the city’s history for nearly 90 years, is poised for a transformation once the Weinbrenner Shoe Company relocates to a new facility in early 2026.

A Storied Landmark Ready for New Life

Originally constructed during the Great Depression to attract industry to Marshfield, the Weinbrenner building has operated as a footwear manufacturing site since 1935. Spanning 94,000 square feet, the property is a registered historic site on both the National and State Registers of Historic Places. The building’s significance is further cemented by its role in producing the renowned Thorogood Work Boots, worn by everyone from Boy Scouts to U.S. military personnel.

As the company prepares to move to a modern facility, the City of Marshfield aims to repurpose the historic structure, preserving its legacy while transforming it into a vibrant new space that serves the community.

Marshfield’s Vision for Redevelopment

The Weinbrenner factory sits on a 2.49-acre property in Marshfield’s West Second Street District, an area that the city has targeted for revitalization. This district is envisioned as a lively, walkable neighborhood blending historic charm with modern amenities. The redevelopment plan focuses on:

  • Housing and mixed-use spaces: Potential for residential units, with ground-floor commercial spaces like cafés, retail shops, or art galleries.
  • Community and cultural spaces: The building’s spacious interiors could accommodate community-oriented uses, such as an art center, museum, or even a co-working space.
  • Entertainment and dining options: The corner section of the building along W. 2nd Street could be transformed into a trendy restaurant or café, making it a social hub for locals and visitors.

The City is flexible with the building’s future uses but is focused on proposals that align with the West Second Street Redevelopment Plan and enhance the area’s vibrancy while preserving its historical significance.

Key Redevelopment Objectives

According to the City’s RFQ (Request for Qualifications), the redevelopment project seeks to:

  1. Preserve and enhance the building’s historic features, including its striking brick façade and vintage signage.
  2. Promote walkability with active ground-floor spaces, while ensuring adequate parking.
  3. Utilize local contractors for redevelopment, supporting the community.
  4. Foster partnerships with local businesses to integrate the new development into Marshfield’s vibrant downtown.
  5. Incorporate sustainability practices and create spaces that are family-friendly and community-focused.

The City sees this project as a catalyst for broader redevelopment in the district, with the potential to attract new businesses and residents to Marshfield.

How Developers Can Get Involved

The City of Marshfield has issued an RFQ to identify qualified developers interested in repurposing the property. Key dates for the process include:

  • Building Tour: December 5, 2024, at 2:00 PM (pre-registration required)
  • Questions Deadline: December 6, 2024, by 9:00 AM
  • RFQ Submission Deadline: December 20, 2024, by 11:59 PM

Interested developers must submit a Statement of Qualifications detailing their experience with adaptive reuse projects, proposed concepts, and their approach to working with the City. Selected respondents will be invited for interviews in early 2025, with a developer chosen by March 2025. The City plans to transfer the property by the first quarter of 2026, aligning with Weinbrenner’s move.
